TAKE NOTICE THAT:
Pursuant to O.C.G.A. §48-4-45 and 48-4-46, the right to redeem the following described property, previously owned by tax fi. fa. defendant Vari-Care, Inc. d/b/a Magnolia Haven Nursing Home, to wit:
All that tract of land lying and being in 1112th District, G.M., Hart County, Georgia. Joining lands of Crawford on the North, County Road No. 56 and Zion Church on the East, and County Road No. 509 and lands of Sturghill on the South. Tract One consists of 4.64 acres.
Beginning at an iron pin on the Northern right of way of County Road No. 509, said point being 150 feet Northwest along County Road No. 509 from County Road No. 56 (Tract No. 1);
Thence North 53 degrees, 51 minutes, 53 seconds West for a distance of 476.59 feet to an iron pin on the Northern right of way of County Road No. 509;
Thence North 4 degrees, 47 minutes, 29 seconds East for a distance of 91.65 feet to an iron pin;
Thence South 84 degrees, 40 minutes, 11 seconds East for a distance of 1038.91 feet to an iron pin at a rock;
Thence South 3 degrees, 48 minutes, 34 seconds East for a distance of 11.96 feet to an iron pin on County Road No. 56;
Thence South 48 degrees, 24 minutes, 32 seconds West for a distance of 126.05 feet to a point on said road;
Thence South 55 degrees, 56 minutes, 36 seconds West for a distance of 90.81 feet to a point on said road;
Thence South 65 degrees, 13 minutes, 14 seconds West for a distance of 151.36 feet to an iron pin on said road;
Thence North 39 degrees, 44 minutes, 45 seconds West for a distance of 154.00 feet to an iron pin;
Thence South 53 degrees, 52 minutes, 15 seconds West for a distance of 312.70 feet to an iron pin being the beginning point.
Said property contains 4.6437 acres more or less.

will expire and be forever foreclosed and barred on and after May 28, 2024.
The tax deed to which this notice relates is dated March 7, 2023 and is recorded in the office of the Clerk of the Superior Court of Hart County, Georgia, in Deed Book 1002, Page 265.
The property may be redeemed at any time before the date stated above by payment of the redemption price as fixed and provided by law to Douglas McKillip, attorney for Capital Resource Management, LLC, 22 N Main St., Bldg B, Watkinsville, GA 30677. Note: redemption must be made only to Douglas McKillip personally, and redemption funds cannot be left at the law firm address.
